Principal, interest, taxes and insurance
Mortgage Payment Calculator
Most mortgage calculators stop at principal and interest. This one adds property tax and homeowners insurance, which usually run into the hundreds a month and change what you can actually afford.
How this is calculated
- Principal and interest come from a standard amortising loan over the term you pick.
- Property tax is estimated as an annual percentage of the purchase price and spread monthly.
- Homeowners insurance is entered as an annual premium and divided by twelve.
Before you go
What is PITI?
Principal, Interest, Taxes and Insurance. Lenders qualify you on the full PITI figure because tax and insurance are collected monthly into escrow along with the loan payment.
Why does 20% down matter?
Below 20% down most US lenders require private mortgage insurance (PMI), which adds to the monthly payment until the loan balance falls far enough.
Where do the tax and insurance defaults come from?
They are placeholders: 1.1% of value per year for tax and $1,800 for insurance. Both vary widely by county and insurer, so replace them with your own quote.
Estimation only. Rates, taxes and fees in your actual offer will differ, and this tool is not financial advice or a loan quote.
